PDF Hammer
Merge inspection reports, disclosures, and listing sheets into one packet, then compress it under your MLS or email upload limit, all locally. It doesn’t do e-signatures at all.
iLovePDF
E-signature plus the rest of the document suite in one account, which cuts down on how many tools an agent needs to juggle during a closing.
Smallpdf
Similar coverage to iLovePDF, with a cleaner interface if you’re doing this from a phone between showings.
Sejda
Good form-filling if buyers need to fill out intake forms, but no mobile app and a tight free tier for a busy listing season.
Adobe Acrobat (online tools)
Adobe Sign carries the most legal weight for a real estate contract if your brokerage already requires it; otherwise it’s expensive for a solo agent.
PDF24
A fully free way to handle the merge-and-compress side of a disclosure packet, on Windows you also get a free offline app.
